Full floor of Fortune Cheong in Kwun Tong sold for HK$31.856 million.
The Fuk Cheong Building, located at the intersection of Kwun Tong's Kai Chun Road and Hauming Street, was acquired by Yang Jianwen, president of Biel Crystal or related parties. A mid-level unit was sold for HKD 31.856 million, with a price per square foot of approximately HKD 4,130. The original owner purchased the property in 1983 for HKD 2.61 million, realizing a profit of 11.2 times the original investment. Since 2021, Yang Jianwen or related parties have been acquiring units in the Fuk Cheong Building and now hold at least seven full-floor units in the building.
The ground-floor retail space of Camel Paint Building in Kwun Tong, previously owned by the Tang Shing-bor family, was purchased by Yang Jianwen of Bertron Optics for HK$92.8 million.
Yang Jianwen, President of Biel Crystal, or related parties, purchased a portfolio of ground-floor shops at Camel Paint Building in Kwun Tong. The latest transaction involved the B1 to B3 units on the ground floor of Building 1 and the D1 to D2 units on the ground floor of Building 2 at 62 Haydn Road, Camel Paint Building. The total gross floor area is approximately 11,624 square feet, with a transaction price of HK$92.8 million, equating to about HK$7,983 per square foot. These units were originally owned by the "Shop King" Tang Shing-bor family but were repossessed by the bank last year and had been listed for sale at an asking price of approximately HK$95 million. This acquisition forms part of Yang Jianwen’s series of purchases in the Kwun Tong area in recent years, demonstrating his particular interest in properties within Camel Paint Building. As early as 2012, he acquired some of these properties for HK$43.8 million.
